Lynette will explain the real estate selling process because understanding the process is key to our successful partnership and your real estate sale. A GUIDE TO MARKETING and SELLING

1. INITIAL INTERVIEW WITH REALTOR

Selling your home is a very personal experience. Making sure you choose the right agent to guide you through the process is one of the most important aspects of the selling process.

2. MARKET ANALYSIS

The value of your home or investment property has a variety of points to consider when determining a fair selling price. Lynette will craft a Comparative Market Analysis (CMA) which compares your property value to similar properties in the area that have sold or are currently on the market. With a Market Analysis in hand and a correct listing price determined, a Settlement Statement is created disclosing fees and charges that both buyer and seller will incur during the transaction.

3. DOCUMENTS & PAPERWORK

Once a price has been determined and all fees have been disclosed, it’s time for gathering all the necessary documents required to sell your property.  Lynette will help keep you on track of when documents are needed.   Here is a list of the types of documents that may be requested below.

  • Mortgage Statement – Payoff Quote

  • Homeowners Insurance records

  • HOA Documents

  • Past Utility Bills

  • Home inspection report

  • Property Tax Statement

4. WHY STAGING MATTERS, EVEN IN A SELLERS MARKET

Even though homes may be selling faster, it’s still about showcasing an engaging, move-in ready homes create an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make a memorable impression. Start the process of staging by cleaning and de-cluttering your space, organize your closets, add a fresh coat of paint to the walls and spruce up your kitchen or bathroom with fresh linens and plants. The cleaning process will pave the way for beautiful spaces that are photo ready. Professional photos and/or videos are a must in today’s market. Finally, Lynette will share the photos and/or video productions with fellow real estate agents interested in looking at the home. It is important they know your house is coming to the market because many agents have buyers waiting for homes like yours to come available.

5. OFFERS/NEGOTIATIONS

Your property will be on the MLS and deployed around the globe to my network of buyers.  There will be showings for agents and their buyers and open houses to spark offers on your property.  Lynette will help you determine which offer/s are fair and should be considered while also guiding you through the negotiation process for a quick and fair sale price

6. UNDER CONTRACT

Once your property is under contract, there are several steps that come before closing day.

  • Earnest Money – or Good Faith Deposit – money put down by buyer to show their seriousness about the purchase

  • Title Search – a search of the property records is done to ensure the title is clear of liens and the deed is in proper order.

  • Inspections – an opportunity to get a detailed report regarding the home’s current condition

  • Appraisal – an estimated value of the home in comparison to other homes in the area

  • Cash transactions – can be processed quicker than a transaction with a lender involved.  An attorney will expedite the transaction.  

7. LOAN APPROVAL

Lynette will continue to advocate on your behalf with the buyer/s agent to get all necessary documents submitted for the final loan approval.

8. CLOSING

The loan has been approved, and the buyer has done a final walk through of the home verifying items that came up during the inspection. I will coordinate with the buyer’s agent to schedule a closing date that works best for all parties involved. We all will meet to sign papers and receive the keys to your new home or business!
